EXCLUSIVE REPRESENTATION AGREEMENT

Whereas the undersigned (Buyer) desires to purchase
certain real property in the State of Hawaii, and whereas the undersigned
Broker desires to represent this Buyer in any and all proposed transactions
for such properties, the parties to this agreement agree as follows:
- Premier Realty 2000, Inc. and or its assigns,
shall be the exclusive real estate representative of the Buyer
for a period of three (2) years, commencing on __________________________
and continuing until ___________________________.
- Broker shall use its best efforts to provide Buyer with information,
data, reports, and other such relevant materials and facts regarding
the types of property Buyer is now interested in purchasing.
- Buyer agrees to hold all such information in confidence, and
agrees not to release this information to other parties other
than direct agents and or experts of Buyer’s for the sold
and express consideration of Buyer entering into a transaction
to purchase the subject properties.
- Buyer warrants to conduct any and all negotiations for such
properties specifically and only through the professional offices
of Broker, as Buyer’s exclusive and only representative.
- Buyer agrees that, should Buyer circumvent or attempt to circumvent
this Agreement, Buyer shall pay all commissions due Broker, as
if the transaction actually closed Escrow. In other words, Broker’s
full commission shall be deemed, earned, and owing by Buyer. In
the event of litigation, Buyer agrees to pay for Broker’s
attorney fees and any trail will be conducted in a court of law
in the United States of America.
